Stationshuset is a residential project in Solna where Besqab is building 119 tenant-owned apartments directly adjacent to Solna station and Arenastaden. The project also includes commercial premises and a garage in a separate three-dimensional property.

CREIMAN was commissioned to rethink the project. Working with a new architect, we developed a new apartment mix, more attractive and marketable layouts and a more efficient design that enabled additional gross floor area. These changes strengthened the product and project economics, creating further value for both buyer and seller.

We have also been responsible for advancing the building permit process. The work has been carried out under significant time pressure, with several contractually determined deadlines and dependencies between different parties.

Sales began in spring 2026 and the project has been well received by the market. The assignment demonstrates how carefully reconsidering the product, floor areas and layouts can strengthen both feasibility and the commercial outcome.
